What a paver patio actually costs

Most patios we install run $18 to $30 per finished square foot. A typical 400 square foot patio therefore lands somewhere between $7,000 and $12,000, quoted as one fixed number after a free on-site measure. Nothing is billed by the hour and nothing is discovered halfway through.

What moves you up or down that range:

• Material. A standard rectangular paver sits at the bottom of the range. Large-format planks, tumbled old-world stone and permeable systems sit at the top.
• Access. If a skid steer can reach the back yard, excavation is a morning. If everything has to go through a 36-inch gate by wheelbarrow, it is two days.
• Grade. A flat yard needs less base and no wall. A sloped one may need a retaining wall before a patio is even possible.
• Drainage. If water currently sits where you want to sit, that gets solved first. It is not optional and we will not quote around it.
• Cuts. Curves, radii and inlays are beautiful and they take time. Straight runs are cheaper.

How we build one

Anyone can lay pavers in a herringbone pattern. What separates a patio still sitting flat in 2036 from one that waves like a funhouse floor after three winters is entirely underneath it.

1. Excavate to real depth. Typically 7 to 9 inches for a patio, more for a driveway. Not just deep enough to hide the edge of the paver.
2. Geotextile where the soil calls for it. Macomb County clay migrates up into aggregate over time. Fabric stops that.
3. Compact in lifts. Aggregate goes down in layers of a few inches, each one compacted before the next. One thick dump-and-roll is exactly how you get settling in year two.
4. Screed the bedding layer. Consistent depth of coarse sand, screeded flat, never used to correct a bad base.
5. Lay, cut and restrain. Pattern set, borders cut clean, and proper edge restraint pinned down - without it pavers spread sideways every single year.
6. Polymeric sand and a final compaction. Locks the joints against weeds and washout.

Why Michigan is harder than the brochure suggests

Freeze-thaw is a machine for destroying badly built hardscape. Water gets into the base, freezes, expands about nine percent, and lifts everything above it. Then it thaws and drops it - not quite back where it started. Do that eighty or ninety times a winter and a patio built on four inches of un-compacted sand becomes a wave.

The fix is not exotic. It is depth, compaction in lifts, and giving water somewhere to go. It just costs more on day one than the cheapest quote you will get, which is why the cheapest quote is usually the expensive one.
